When is the best time to sell your house?

If you are looking to sell your house, timing can be crucial depending on whether you are in a rush or not. For most people, the ideal situation is to have multiple people interested in buying your house and for it to be sold and processed quickly at a price that you are very happy with. In reality, there are certain times of the year that are typically better times to sell your house than others. 

Deciding when to sell your house depends on whether you want a fast sale or whether you want to wait for the right buyer, as the market can be different depending on the time of the year. It is a good idea to consider who would realistically be buying your house or who your ideal buyer is.

For instance, you may believe that your home is more of a family home or is perfect for young couples. Establishing your ideal buyer can help you decide when would be the best time to put your house up for sale. This is because you can consider the different factors that your ideal buyers will be thinking about when they are deciding to look for a house.

Spring is usually a good time to sell your house as the weather is improving and gardens are partially in bloom which makes them more inviting and appealing. A spring sale will usually mean a summer completion, which is perfect for some buyers. Families tend to like to coincide buying a house with the end of the academic year so that they have the summer to move in and renovate whilst the children are off school.  

Summer can be a bad time to put your house on the market because people go on holiday during these months and so are spending their time and money elsewhere. If people make an offer on a house in the summertime, it is likely the house will complete in the wintertime and people do not usually like to move during cold periods or when there could be bad weather. 

Whilst many people are put off by cold weather, some buyers may like the idea of being in a new home before Christmas. However, the weather can be bad in autumn meaning many people may want to wait until the dryer months to search for houses. 

Winter is usually a more difficult time to sell your house as the weather is bad and people usually want to wait until the new year to make big decisions such as buying a house.

It is said that traditionally, the best month to sell your house is around springtime in April. But it really depends on who will be buying your house.
